How Much Does a Med Spa Suite Cost to Rent in St. Louis?

Med spa and salon suite rent in St. Louis is quoted as a monthly rate, and four things move it: the size of the suite, whether it has its own plumbing, how long you sign for and what the rate includes. At STL Aesthetics in Maplewood, our 7195 Manchester storefronts lease at $1,600 to $1,800 a month by lease term, with utilities, Wi-Fi and parking included and no commission on your revenue.

That is the short answer. Here is how to read any quote you get, ours included.

What moves the monthly rate

Size. More square feet costs more. A room for one treatment chair is priced differently from a suite with space for a treatment area plus retail or a second station. Ask for the square footage in writing, and ask whether it is measured inside the suite or includes a share of the hallway and lobby.

Plumbing. A sink inside your suite changes what you can do in the room and what the landlord paid to build it. If your services need water at the chair, ask whether the sink is in your suite or down the hall, before you fall in love with the space.

Lease term. Longer leases usually earn a lower monthly rate, because the landlord is not paying to refill the space every year. At our 7195 storefronts the spread is $1,800 a month on a 1-year lease, $1,700 on a 2-year lease and $1,600 on a 3-year lease.

What is included. This is where two quotes that look alike stop being alike. One rate might cover utilities, Wi-Fi, parking and shared restrooms. Another might add those as separate bills every month. Line them up side by side before you compare the headline number.

What our suites cost today

Every space we lease runs on one flat monthly rate: free parking, high-speed Wi-Fi and utilities, with no commission and no percentage of your revenue. Current examples from our Available Suites page:

  • 7195 Manchester storefronts: about 200 sq ft each with a private entrance, your own sign and roughly 10 ft of glass. $1,800/mo on a 1-year lease, $1,700/mo on 2 years, $1,600/mo on 3 years. Move-in date confirmed at tour. Details on the 7195 Manchester page.
  • Lower Office 2 at 7185 Manchester: a private suite of about 500 sq ft on the lower level, listed at $1,250 to $1,500/mo.
  • 7187 Upstairs: a private floor of about 1,100 sq ft at $2,800/mo for the whole floor, with a split option for two tenants.

Openings change, so the Available Suites page is the current list. If a space you want is leased, ask to be told when it opens.

How to compare two quotes

Take each quote and write down the same five lines: monthly rent, lease term, square footage, what is included and any percentage of revenue. Add up the monthly bills the landlord does not cover. Then divide by the hours you plan to work in the room. The suite with the lower headline rent is not always the cheaper one once parking, Wi-Fi and a commission split are added back in.

Licensing is on you, not the suite

A suite gives you a room and a door. Your professional license stays yours to hold and keep current. Requirements differ by profession, so check yours with the Missouri Division of Professional Registration before you sign.
